How do I use the mortgage calculator?
The Mortgage Mavin calculator is accessible from the Calculator link on the left side of every Mortgage Mavin web page. Working with the calculator involves a simple, three-step process:
Describe the analysis. Choose your main goal and select options - produce an amortization schedule, include taxes and insurance, assess the prepayment effects, and compute tax savings.
Enter data. Based on the options you select, the calculator will prompt you for inputs (mortgage type, interest rate, loan amount, loan term, etc.) needed to conduct the analysis.
Report results. After you provide the data requested, click the Calculate button. The calculator displays a summary report that clearly presents key findings, based on data you entered.
Which goal should I choose for my analysis?
The mortgage calculator gives you a choice of six different goals. Here is what you get with each option.
Find monthly mortgage. Select this goal when you are only interested in the monthly mortgage payment. Based on your input (loan amount, loan term, interest rate), the calculator will report monthly payment (principal and interest). If you wish, you can include the effect of other factors (e.g., property tax, hazard insurance, mortgage insurance, and prepayments) on the monthly payment. And finally, you can create an amortization schedule that tracks the amount paid and the amount due over the life of the mortgage.
Find total mortgage cost. This option provides everything that you get with the monthly mortgage option (described above). In addition, you get more detail on mortgage cost (e.g., closing costs, points, settlement fees); and you can evaluate the effect of tax deductions for points and interest.
Find savings from prepayment. Use this option to understand prepayment effects - how much quicker you can pay off your mortgage and how much money you can save over the life of your mortgage. In addition, this option provides everything that you get with the monthly mortgage option (described above).
Compare two mortgages. This option allows you to easily compare two mortgages - interest expense, settlement costs, private mortgage insurance, loan duration, etc. The final report shows total cost over the lifetime of each mortgage, with and without tax deductions. An amortization report allows you to compare total cost for each mortgage at any point in time. And finally, this option computes monthly mortgage payments for each mortgage.
Evaluate refinancing plan. This option allows you to easily assess the costs and benefits of refinancing your current mortgage. It compares loan duration and cost, with and without refinancing. And it shows how long it will take for refinancing savings to pay for refinancing costs.
Display amortization table. This option allows you to easily generate an amortization table (aka, amortization chart, amortization schedule) for ten types of mortgage. The amortization table shows how much of each mortgage payment goes toward principal, how much goes toward interest, and the amount required to retire the loan in each payment period. Additionally, for each payment period, this amortization table shows the total loan cost (principal, interest, closing costs, etc.) if the loan is paid off in that payment period.

WORLD OF STARS' 5 Ways to Manage your Diet for Diabetes
Since my diagnosis with diabetes at the age of eleven, my own diet has changed dramatically. I maintain my current healthy
weight with a great diet/eating plan. If you do plan on losing more than about a stone in weight then I would visit your doctor for more tips on how to do this without risk.
I've had diabetes for seven years now, but to tell you that how I maintain weight is perfect would be totally wrong of me. However, I can advise you to follow my steps because I know what works and what doesn't. Before I really begin I must also say that I have been brought up by great parents who taught me to eat everything, and so I do! If there is something that you don't like, there are loads of other diabetic recipes and ideas that you will eat and appreciate.
I am a university student and I like to buy fresh and organic produce from where I live. I believe that this is important because it can be the most good for your body and contain more nutrients and vitamins than most supermarket produce. I like to source food from my fortnightly farmers market in town, which sells amazing meat and dairy produce and fresh in season fruit and vegetables. This is another important thing to remember, that eating fruit and vegetables in their season means that they will taste better as well as doing you good. I have a lot of influence from Western European cuisine (mainly France and Italy) as you will tell, but I do not profess to be a chef and everything is easy to make and very convenient.
I have read countless diet books and diabetic recipe/diet books, and I came to a conclusion that I think really works. I fused all the good things from the diets (but not from every diet) and sort of put together my own one. I call this my Juvenile Diabetes Healthy Diet!
The "rules" that I would lay down are as follows:
1. Cut back on snacks and then change the type of snacks you eat.
Certainly my biggest downfall although it wasn't really apparent to me. When I first started at University, I had little or no routine which meant that filling my day was difficult and popping into the kitchen for a snack, no matter how healthy it felt, was a regular occurence. This is one of the hardest things to do for some people, but establishing a great routine is essential to great diabetes care. The types of snacks to be eating are unsalted nuts, dried unsweetened fruit, fresh fruit, fresh vegetables (I love fresh red pepper and cucumber), dark chocolate (richer and nicer and you only want 2 squares usually).
2. Cut back on white flour and embrace wholemeal carbs.
This is the most essential part of your diet, and the thing that can show the biggest increase in loss of weight. Some diets in fact jsut focus on this point, and are very successful. Wholemeal (especially stoneground wholemeal) is so good for you and has so much more flavour in it that switching is much easier than you think. Most people are really surprised at the ranges you can get in you supermarket, again remember that the bread that is best for you is the one that is freshest with least perservatives or added ingredients. Also, brown or basmati rice is great with a lovely nutty texture. Wholemeal pasta is great and for your potatoes I would totally recommend the smaller new potatoes.
3. Stop drinking cocktails, start drinking wine.
Cocktails are full of sugar, colourants and preservatives. As a student I have had loads of practice at going out and not drinking cocktails, so my drink of choice is Malibu and Diet Coke if I feel I have to drink something and I make it last all night. I can then top up with Diet Coke (which has almost no sugar in it) and it looks as though I am drinking Malibu, who is to know. If you are out at a restaurant, red wine is much better than anything else you can order, (except water of course!) and it has been proven that the anti-oxidants in red wine are great for keeping a healthy heart. The recommended amount is one glass a day with your evening meal.
4. Start cooking more fruit and vegetables.
Fresh fruit and vegetables are a great way to get all the vitamins and minerals you need. And there are so many different ways in which to cook vegetables, but I find that raw is the best followed closely by steamed. Both of these ways preserve all their natural goodness as well. I will follow this post with another diabetes recipes post.
5. Drink more water.
I know you have heard people say this many times before, but the benefits of drinking more water are endless. A few tips on how to get more water into your day are firstly to put bottles of water at all the places you go in the house or work. So keep one in your desk, on your desk, a glass in the kitchen, the bedroom, the sitting room, etc. Try and drink all these glasses up and you will be well on your way to 8 glasses a day. The trick is to add a glass every few days or so, if you try to drink all that water in one go you won't be so inclined to drink 8 glasses again, trust me! Have a go, it's amazing how great you will feel.

FRESH' BURDOCK ROOT
Relieves congestion of the Lymphatic System and helps remove swelling and deposits in joints and knuckles. It relieves pain in the bladder and helps fight kidney and bladder infection.

Its chromium content helps regulate blood sugar levels. Other qualities of this herb, set forth in the magazine Chemotherapy, identified a chemical (arctigenin) in Burdock which acts as an inhibitor of tumor growth. This herb should not be used by pregnant women.
Burdock is the king of the blood purifiers and is one of the strongest Blood Purifier known to mankind. It is best to boil start with 1 cup 1 times each day. Burdock excels when used for chronic skin problems.
Six cup of water: boil water down to three cups, a cup a day the rest goes in refrigerator for next day.

By improving the function of many organs of elimination (liver, kidneys, bowels), many health conditions can be improved. Burdock Root contains high amounts of inulin and mucilage. This may explain its soothing effects on the gastrointestinal tract. Bitter constituents in the root may also explain the traditional use of Burdock to improve digestion.
The polyacetylene constituents have also been shown to have anti-microbial activity. Burdock Root (and the fruit) also have the ability to mildly lower blood sugar (hypoglycemic effect).

The dictionary defines anxiety as distress of mind caused by fear of danger or misfortune. It is also described as a state of apprehension and psychic tension occurring in some forms of mental disorder. It is usually described as the feeling of uneasiness caused by anticipation of future events, be it planned or otherwise.
Everybody, at one point in their lives, has experienced some form of anxiety. Common events like an upcoming exam or thesis presentation; or when a loved one gets sick; or when you go to unfamiliar places --- all these may cause you to feel fidgety and worried. However, extreme distress over the littlest things may be considered as a disorder and needs to be treated. Other symptoms of anxiety can include palpitations; shortness of breath; sweating; trembling; sense of choking; chest pain; nausea or stomach upsets; dizziness; numbness or tingling; and chills or hot flashes.
So what causes anxiety disorders? Scientists attribute it to a lot of factors, four of which are genetics, personality, brain chemistry, and environmental factors. Researchers theorize that family history contributes to a high likelihood of someone developing an anxiety disorder. If one was brought up around a household of worriers, the chances of a person growing up to be a worrier too will be very high. Personality plays a big part as well. People who have low self-regard and have poor coping skills are also likely to develop anxiety disorders.
Anxiety disorders are associated with high levels of brain chemicals, called neurotransmitters, in the brain. Neurotransmitters are chemical messengers that transmit impulses. An imbalance on certain neurotransmitters may alter the way the mind would react to different situations, leading to anxiety.
Any form of trauma or stressful situations such as abuse, accidents, or death may lead to anxiety disorders. Stress and anxiety go hand in hand. Anxiety levels heighten with constant exposure to extreme stress. Also, the constant use or sudden withdrawal from addictive substances like alcohol, caffeine and nicotine may also worsen anxiety.
Oftentimes, worrying too much leads to anxiety panic attacks. These are surges of overwhelming fear that come out of nowhere and for no apparent reason. It affects not only the way the brain functions, but it also triggers changes in our body's major glands. The glands produce different kinds of stimulants and hormones double-time, flooding body cells simultaneously, causing the sufferer to feel the need to either run, get out, or hide. This is far worse than the regular anxiety that people feel when they're stressed out as this is based on irrational fear.
Stress management may help prevent anxiety disorders from developing. One good way to manage stress is to improve your lifestyle. Get adequate amount of sleep, making sure that the body is well-rested after a full day's work. Intake of stimulants such as caffeine and nicotine containing products should be decreased as they would not help alleviate your stress, and may even aggravate your condition. Performing relaxation exercises will also help you during stressful times as it will relieve tense muscles. Last but not the least, don't forget to take a breather. Relax. Anxiety is our body's natural reaction to stress. It's up to us if we let it take over our lives. To keep it short and simple, when you're feeling anxious – stop, take a deep breath, count to ten, and relax.

First off I’d like to say congratulations to Team USA for a great showing in the London Olympics all across the board. Your sacrifice, determination and will to win embody the indomitable spirit of the American people. Secondly you have the right to celebrate your achievements however you so choose as long as no-one gets hurt in the process I believe. This is especially true when the rest of us, the coach potatoes and Monday morning coaches that we are, simply are watching history being made from the outside looking in. In the sporting world in the US we’ve become accustomed to the braggadocios nature of those on-court, on-field celebrations by the victorious. We’ve even seen spirituality invoked in some of these celebrations as evidenced by the “Tebowing” phenomenon sweeping the NFL brought about by the former Denver Bronco now New York Jets quarterback Tim Tebow. Tebow has popularized the particular stance where he gets down on one knee with his elbow resting on his knee with his head bowed as though he’s in prayer. Nothing seems inappropriate with it unless you are offended by it being religious seeming. There are those who say he’d taken it a step too far when he posed for GQ Magazine. In the mag add his posture would leave some to believe it was Christ like. What about when Joe Horn in 2008 while playing for the New Orleans Saints after catching a touchdown pass from Aaron Brooks ran to the goal post, lifted up the protective padding to pull his cell phone from underneath then proceeded to make a call in celebration of his touchdown. As a longtime fan of the NFL, I thought that what Joe did was actually funny, refreshing and creative though the in-game announcers were in agreement in their opinion that what Joe had done was inappropriate. Key word there ~ opinion. Fast forward to London Olympics 2012 Serena Williams upon winning the gold medal for singles competition chose to celebrate in a way that seemed offensive to some people. She performed a dance routine eerily similar to what’s known in certain circles in California as the “Crip Walk” made famous by the infamous US gang the Crips. In fairness, it must be stated that when “Crip Walking” a purported gang member would throw up his set or show hand gestures that would reveal the neighborhood that he represents. In the video we don’t see Ms. Williams do anything of such so in all fairness those who condemn her celebration for promoting gang violence may have had a knee jerk reaction to it. Ms. Williams got a little testy with a reporter questioning her intentions behind the dance. What I think, is that in light of the controversy that it has caused she would do well to speak out against gang violence and use her platform to open up dialogue to combat the systemic societal ills that plague our communities. Growing up and learning to play tennis in some of the roughest neighborhoods in California didn’t detour her ambitious goals of dominating the sport of Tennis, securing her legacy and from making a wonderful living from her skill. She had to been exposed to the culture of gangs so it’s not hard to image Serena already speaking out about these ills in the hood but the frequency of those conversations and the seriousness of those conversations most likely has just been ramped up a bit. Now if she records a song with Snoop Dogg in the next few days so will the questions of her intentions. We welcome Ms. Williams and would love for her to appear on the Playa T Show @ http://www.playatshow.com to set the record straight and do that little dance number again.

Multitalented and Multitasking Kory Kane has his hands in everything. Second time in a six month period Kory Kane was asked to appear on the internationally syndicated www.playatshow.com and even the Host Playa T (Terry Crumpton) said, “I had to do it this guy is moving units, likes going up, and popularity sky rocketing…” From the beginning of the interview you can catch there is something different about this guest. He carries a confidence that exudes threw the camera.
Firmly rooted in ‘All Green’ mentality the viewer gets a scope into who Kory Kane is and what he stands for… ‘All Green’ what does that mean… “Just that ‘All Green’ I mean ecologically, I mean economically, I mean socially… If it isn’t about green it doesn’t mean anything.” Kory Kane has taken a natural and holistic approach to health choosing to do what’s best for his body to stay well. “Most these people out here are sick. I don’t eat meat; I drink teas, Yellow Dock and Burdock root that’s how I run laps around them. It’s how I can out think them.” Out think them he does; this successful entrepreneur owns and operates two businesses in the Cleveland area. The excerpts into the music side of Kory Kane’s talent give the viewer a grasp of where this man is coming from, “Sharking all the tuna fish” Only the strong survive. When asked does he get categorized because he is a rapper, Kane assertively states, “I’m not really a rapper” In the conventional usage of the term he is correct. Kory Kane’s plethora of euphemisms and higher intellect of poetry is something of Edgar Allen Poe to a beat. World Music is the genre listed under Kory Kane, which to no surprise; he holds the number one rank in Ohio. When faced with stereotypes of being a rapper Kory explains to the audience, “They don’t understand my content and confidence. I am something of a magic show, people don’t believe they can do something until, Boom, it’s done… I mesmerize them.”
The main idea of Kory Kane which he portrays to the audience is he a constantly changing individual in constant motion, always coming with the switch up. A leader in every sense of the word, Kory Kane has artists, business owners, and colleagues trying to emulate his style. The Moving Leader became the new evolved image.
